Contractual obligations are formed directly with Townsendhandyman in Cape Girardeau, Missouri.

These terms constitute a legal agreement between the visiting property owner or agent and Townsendhandyman, trading as Townsend Handyman Services (and operating locally in connection with Townsend Custom Floors) at townsendhandyman.us.

Our permanent physical workshop and staging base is situated at 2537 TULIP LANE, CAPE GIRARDEA, MO 63701, CAPE GIRARDEA, MO, United States. We maintain an active local business registration in Cape Girardeau County established in 2024. All direct correspondence and official legal notices must be dispatched to this physical address or transmitted via email to [email protected].

Our trade focus covers luxury vinyl plank, hardwood installation, subfloor prep, and residential handyman tasks.

Townsend Handyman Services provides skilled residential craft labor across Cape Girardeau County, Missouri. Our primary trade focus encompasses luxury vinyl plank (LVP) floating installation, tongue-and-groove hardwood installation (cleat-nailing and direct adhesive bonding), subfloor levelling to strict tolerance standards, interior door casing undercutting, structural subfloor screw-downs, and general residential handyman repairs.

We do not perform whole-house structural framing replacements, primary high-voltage utility hookups, natural gas main modifications, or commercial architectural alterations requiring engineered municipal stamps. Work is strictly limited to non-structural carpentry, mechanical assembly, surface prep, and flooring systems within Cape Girardeau County borders.

This website is strictly an informational inquiry desk and does not process payments or binding quotes.

The digital platform at townsendhandyman.us is an inquiry-only destination. There is no shopping cart, no instant digital checkout, no merchant payment gateway, and no mechanism for charging credit cards.

Figures and unit ranges presented on this website are realistic budgetary baselines and do not constitute a binding legal quote. An inquiry submitted through bisuc3d.php or discussed on our live chat widget becomes an active work order only after an in-person physical inspection of your subfloor, joist spans, and site conditions, followed by mutual written approval of our formal scope sheet.

Trade pricing is calculated in United States Dollars based on square footage, prep complexity, and hourly dispatch tiers.

All fees and invoices are billed strictly in USD (United States Dollars). Our operational rate sheets are structured as follows:

  • General Handyman Services: Billed at $50–$150 per hour with a mandatory 1-hour minimum site dispatch fee for any visit in Cape Girardeau County.
  • Luxury Vinyl Plank (LVP) Installation: Quoted at $3–$13 per square foot. The specific rate is governed by surface prep requirements, old floor tear-out, underlayment installation, door casing undercuts, and stair nosing complexity.
  • Hardwood Flooring Installation: Quoted at $6–$18 per square foot, accounting for wood species, nail-down versus elastomeric adhesive application, subfloor moisture mitigation, and custom transition fabrication.

What changes an estimate: unexpected subfloor dry rot uncovered after carpet removal, uneven concrete exceeding our 1/8-inch per 10-foot flatness threshold, specialized debris haul-away fees, steep multi-level stairways, and tight furniture moving requirements. Material procurement may be handled by the homeowner directly (e.g., cartons sourced from Menards or Home Depot) or purchased by our shop and billed at direct invoice cost.

Visitors may not submit forged inquiry payloads, inject malicious scripts, or harvest our dispatch telemetry.

When utilizing townsendhandyman.us, you agree not to submit fraudulent, deceptive, or abusive inquiry requests through our estimation forms. You must not probe, scan, or test the vulnerability of our bisuc3d.php endpoint, nor bypass hidden bot mitigation fields.

Automated data scraping, bulk harvesting of our published square-footage rate schedules, injection of malicious SQL or cross-site scripting strings into our chat console, and deliberate denial-of-service attempts against our hosting server are strictly prohibited. Violations will result in immediate IP banning and referral to law enforcement authorities.

All content published across townsendhandyman.us—including high-resolution job site photography depicting LVP installation, pneumatic hardwood nailing, laser subfloor leveling, our tool rig, and craftsman casing cuts—is the exclusive intellectual property of Townsend Handyman Services.

Online educational content is provided as-is without implied structural warranties prior to site inspection.

Website materials, repair articles, and square-footage cost estimators are provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied. Townsend Handyman Services disclaims all warranties regarding digital accuracy, continuous server uptime, or third-party telecommunication connectivity.

We do not warrant that remote online guidance can replace physical on-site structural assessments. Hidden moisture vapor transmission through concrete slabs, existing foundation subsidence, hidden termite rot inside floor joists, or concealed electrical wiring behind baseboards cannot be diagnosed through photographs or web inquiries.

Total legal liability arising from website usage or estimate consultations is strictly limited to fees paid.

To the maximum extent permitted by applicable Missouri law, Townsend Handyman Services, its proprietor, and operational crew shall not be liable for any indirect, incidental, punitive, or consequential damages resulting from digital form submission delays, server downtime, or reliance on digital cost approximations.

In any event, our total aggregate liability for claims arising from website interactions or preliminary estimation consultations shall not exceed the actual cash amount paid by you to Townsend Handyman Services for the specific service call in dispute, or one hundred United States Dollars ($100.00), whichever is less.

We reserve the right to decline service dispatch or terminate site access for abusive conduct.

Townsend Handyman Services reserves the unilateral right to refuse service dispatch, cancel estimate consultations, or revoke website access immediately without prior notice if a user engages in fraudulent behavior, transmits abusive language to our crew, or violates these terms.

We also reserve the right to decline on-site trade work where residential site conditions present severe structural hazards, active biological black mold, uncontained asbestos underlayment, or ungrounded electrical wiring that jeopardizes the physical safety of our craftsman.

Legal agreements run under Missouri law with exclusive jurisdiction in Cape Girardeau County courts.

This agreement, its construction, and any dispute arising from on-site handyman work or flooring installations shall be governed exclusively by the laws of MO, United States, without regard to conflict of law principles.

Workmanship Warranty Standards

Townsend Handyman Services backs all professional flooring installations—both luxury vinyl plank floating floors and solid/engineered hardwood systems—with a 12-month craftsmanship warranty against installation defects. This covers plank separation resulting from locking tongue failure during installation, hollow spots caused by inadequate subfloor leveling compound curing, and loose transition moldings or stair nosings installed by our craftsman.

Warranty exclusions: Our craftsmanship warranty does not cover homeowner water intrusion from plumbing leaks, standing flood water, failure to maintain indoor climate humidity between 35% and 55%, extreme structural foundation settlement occurring after installation, or scratches on factory wear layers caused by dragging unpadded furniture. Materials supplied directly by the client carry manufacturer warranties exclusively.
